The Future of Coworking and Office Space Design

building

In our latest market research, CoworkingResources has noticed that real estate agencies and commercial property owners are increasingly interested in partnering with independent coworking brands. This trend has essentially created a new business model, in which coworking brands have greater flexibility and freedom to curate members in a uniquely built space while building agencies and property owners leverage the demand for coworking to fill vacancies and capitalize on the subsequent rise in property values.

We’re calling these projects Smart Buildings. Characterized by unique flexible workspaces that go above and beyond the norm, smart buildings showcase technology that is changing the way people work and interact with their surroundings.

Methodology

The criteria we’ve used to identify smart buildings as described above are as follows:

Building Automation

The coworking space and overall building includes (but is not limited to) features like smart sensors (lighting and heating), advanced access control, smart cameras, a fully-integrated visitor management and booking system, and any other IoT integrations that aid the occupants’ movement throughout the building. The ability to book space or a tour online (virtual tours included) are also an important feature of smart buildings.

From an admin perspective, the ability to remotely manage the space with technology is a key factor in building automation. This ability is quickly becoming mainstream among coworking spaces and in turn the properties that host them.

Sustainability

This term is used loosely to indicate any coworking space and property manager that, in conjunction, aim to build an environmentally responsible community. This can include targeted green initiatives like recycling programs, energy-saving technologies built into the property (e.g. solar panels or composting machines), to smaller projects like indoor or rooftop gardens.

Unique Architectural/Interior Design

Unique design is an integral part of smart building operations. Going beyond a standard coworking space layout, the concepts featured in this list maximize the use of the space through intentional designs and features that reduce friction in the member experience. Some common design themes that we’ve noticed are trending in these spaces:

  • Natural or reclaimed materials for furniture and/or common areas
  • Intentional use of natural light
  • Mixed-use areas appropriate for work, formal events, or lounging

For this reason we’ve noted the design or architecture agencies that were involved in these projects so that readers can further acquaint themselves with the experts who are setting these innovative design trends across the industry.

Partnership with Larger Real Estate or Property Firm

The workspaces we’ve outlined above also have in common a close collaboration or partnership with the building agency or property brokers that are leasing the space. The coworking spaces featured on this page are not just alternative places to work in popular areas, they are highly targeted communities of professionals.
